How much does pressure washing cost in Central Indiana?
A typical 2,500 square foot house wash runs $450 to $550, and most land around $500. Our minimum service charge is $250 for most standalone jobs. Smaller homes run $250 – $399 and larger ones $500 – $900+. Concrete is $200 – $450 for 400 to 800 square feet, roof cleaning $600 – $1,500+, decks $200 – $500, fences $250 – $700+ and windows $100 – $300+ as an add on. Those are budget ranges rather than final quotes, because two houses that look alike from the road can be an hour apart in labor.
If I book more than one service, do the prices add together?
No, and that is worth knowing before you compare. The individual prices are not meant to be stacked. Once the $250 minimum is met on a visit, windows, concrete, gutters and other services can often be added for less than we would charge to come out for that one service on its own, because the setup only happens once. The estimate shows each line so you can see the difference.
Do I need to be home for the service?
For most exterior work, no. We need access to the areas being cleaned and to an outside water connection. We will confirm that with you before the day.
Is pressure washing going to damage my siding or roof?
It would, which is why we rarely use it. Almost everything we clean is soft washed: a cleaning solution does the work and low pressure water rinses it. A roof is cleaned at under 100 PSI, siding at under 500. Concrete is the one surface where high pressure belongs, and it goes through a rotary surface cleaner rather than a wand.
Can you give me a price without coming out?
Usually yes. For most residential work we can estimate remotely from property data, satellite measurement and photos. If the scope needs a closer look we will come out, and the estimate is still free.
What is roof rejuvenation, and is it the same as roof cleaning?
They are different. Roof cleaning removes the black streaking, algae and moss. Rejuvenation is a treatment applied afterwards to qualifying asphalt shingle roofs, designed to restore flexibility to aging shingles and extend the roof's useful life. It is an option for a roof that is aging but not yet failing.
Do you work on commercial properties?
Yes. Property managers, HOAs, apartment communities, banks, retail, offices and other commercial facilities. Building washing, concrete and sidewalks, exterior windows, masonry, entrances, breezeways and stairwells, with recurring maintenance programs and after hours work where the property needs it.
Are you insured?
Yes, and it is on our own materials. We are a veteran operated company working on residential and commercial property across Central Indiana.
How often should a house be washed?
Most Indiana homes want a wash every one to two years. North facing walls, anything under trees and anything near standing water grow algae faster and come round sooner. If you can see green or black shading on the siding, it is due.
What is the black streaking on my roof?
It is a living organism, gleocapsa magma, not dirt. That is why pressure does not remove it and why scrubbing spreads it. It comes off with a cleaning solution and dwell time, at low pressure.
Do you offer any services you will not do?
We do not do handyman work, landscaping, painting, roof replacement or major roof repair, construction, remodeling, plumbing or interior cleaning. We also decline any job where high pressure would create an unreasonable risk of damaging the surface, rather than doing it badly.
What areas do you serve?
Hamilton, Madison, Delaware, Hancock and Jay counties and the towns around them, from Noblesville, Fishers, Carmel and Westfield across to Muncie, Anderson, Yorktown and Pendleton.
Do you also install Christmas lights?
Yes, through our sister company Indiana Christmas Light Installers. Same owner, same standards, a separate crew and a separate calendar.
