Brick is porous, and that is the whole problem

Masonry absorbs water, and everything that comes with it: algae in the shade, efflorescence pushing salts back out to the surface, staining from soil and mulch splash, and freeze damage where trapped water expands. Cleaning brick with high pressure drives more water in and can cut mortar joints, so it is done at low pressure with the right solution for what is growing.

Limestone and historic surfaces

Indiana limestone is softer than the brick around it and it does not forgive aggressive cleaning. Older mortar is softer again. Anything of that kind gets the gentlest method that will work, tested in a small area first, rather than the fastest method available.

Sealing, and when it is worth it

A penetrating sealer sits inside the masonry rather than as a film on top, so the wall still breathes while shedding liquid water. It slows re growth, reduces staining and helps with freeze and thaw. It is worth doing on chimneys, retaining walls, exposed elevations and anything already showing efflorescence. It is not worth doing on a wall that needs tuckpointing first.

Questions about masonry

What is the white powder on my brick?
Efflorescence: salts carried to the surface by water moving through the masonry. It brushes off and comes back, because the cause is the water rather than the powder.
Should I seal before or after tuckpointing?
After. Sealing a wall that needs tuckpointing traps the problem behind the sealer. If we see joints that need work we will tell you before we quote the sealer.
How much does pressure washing cost in Central Indiana?
A typical 2,500 square foot house wash runs $450 to $550, and most land around $500. Our minimum service charge is $250 for most standalone jobs. Smaller homes run $250 – $399 and larger ones $500 – $900+. Concrete is $200 – $450 for 400 to 800 square feet, roof cleaning $600 – $1,500+, decks $200 – $500, fences $250 – $700+ and windows $100 – $300+ as an add on. Those are budget ranges rather than final quotes, because two houses that look alike from the road can be an hour apart in labor.
If I book more than one service, do the prices add together?
No, and that is worth knowing before you compare. The individual prices are not meant to be stacked. Once the $250 minimum is met on a visit, windows, concrete, gutters and other services can often be added for less than we would charge to come out for that one service on its own, because the setup only happens once. The estimate shows each line so you can see the difference.
Do I need to be home for the service?
For most exterior work, no. We need access to the areas being cleaned and to an outside water connection. We will confirm that with you before the day.
