What a typical house wash costs
A typical 2,500 square foot home runs $450 to $550, and most land around $500. That is the number to hold in your head, because it is what most of the houses we wash actually come to. Our minimum service charge is $250 for most standalone jobs, so a small single story home or a one item visit starts there.
We match the cleaning process to the surface rather than putting high pressure on everything, and we are not the cheapest option in the market. The price follows the size and the condition of the job, and the estimate shows you exactly how.
The prices do not stack
The individual prices below are not meant to be added together. Once the minimum is met on a visit, windows, concrete, gutters and other services can often be added for less than we would charge to come out for that one service on its own, because the crew and the setup are already in your driveway. If you are pricing two or three things, ask for them on one estimate and compare that number, not the sum of the lines.
The whole price guide
These are budget ranges rather than final quotes. Two houses that look the same from the road can be an hour apart in labor once you count stories, access, landscaping and how long it has been since the last wash. What the ranges do is tell you whether we are in your budget before you spend a phone call finding out.
What moves a price inside the range
- Size and stories. Square footage sets the base. A second story adds reach, and reach adds time.
- How long it has been. A house washed every other year cleans faster than one that has waited eight.
- Access. Tight side yards, steep grades, decks over walkouts and heavy landscaping all slow a crew down.
- Stains that need chemistry. Oil, rust, tannin and battery acid on concrete are separate treatments, not pressure problems.
- Bundling. Once the minimum is met, each added service on the same visit is priced below what it would cost on its own, because the setup only happens once.
- Add ons. Window cleaning is priced as an addition to another service rather than as a visit of its own. The range above is what it costs added to a job we are already doing.
Why we publish these at all
Most exterior cleaning companies in this market will not put a number on a page. We would rather you knew. If the range works for you, the estimate is a formality. If it does not, you have not wasted an afternoon, and neither have we.
A price without a truck in your driveway
For most residential work we can estimate remotely. Property records give us the footprint and the year, satellite measurement gives us the roof and the drive, and two or three photos from your phone tell us the condition. That is usually enough for a real number.
Where the scope needs a closer look, we come out. That is still free, and it still does not obligate you to anything.
