What a board is actually buying
An association is buying predictability. The clubhouse, the pool deck, the entrance monument, the mail kiosk and the community fencing all age on the same schedule, and the complaints arrive on the same schedule too. A single annual visit that takes all of them at once costs less than five reactive calls and removes the item from the agenda.
We quote the whole common area as one scope so the board approves a number rather than a series of them.
Entrance monuments and signage
The monument is the first thing anyone sees and the last thing anyone cleans. Limestone, brick and cultured stone all hold algae in the shade and all of them are soft washed, at low pressure, because a wand on an aged mortar joint cuts it.
Where the stone is already showing efflorescence we will say so, and whether a penetrating sealer is worth doing.
Working around residents
Common areas are cleaned in sections so nothing is fully closed, wet surfaces are marked while they dry, and pool decks are done before the season rather than during it. If the association wants notice posted first, tell us and we will work to it.
Insurance and paperwork
We are fully insured, and certificates go to whoever needs them before the first visit. If your property requires a specific limit, an additional insured endorsement or a vendor onboarding process, say so on the first message and we will handle it before anything is scheduled.
