What a house wash actually removes

The green and black shading on the north wall is not dirt. It is algae, mildew and organic growth that has taken hold in the texture of the siding, and it comes back faster every year you leave it. A house wash lifts it chemically, so the surface is clean rather than merely rinsed.

We wash the siding, and we wash the parts people forget: soffits, fascia, the outside of the gutters, shutters, downspouts and exterior light fixtures. A house with clean walls and black gutter faces still looks dirty from the street.

Why we do not pressure wash siding

Vinyl laps are designed to shed water running down them. A pressure wand aimed upward drives water behind the lap and into the wall, and on older siding it will chalk, crack or unseat a panel outright. Cedar loses fiber. Stucco loses surface.

Soft washing avoids all of it. The detergent does the cleaning while low pressure water, under 500 PSI, carries it away. The house is cleaner and nothing on it moved.

How often an Indiana house needs it

Most homes here want a wash every one to two years. North facing walls, anything shaded by trees and anything near standing water grow algae faster, and those sides come round sooner than the rest of the house. If you can see shading on the siding from the driveway, it is due.

Questions about house washing

Will a house wash strip my paint?
Not at the pressure we use. Painted surfaces are soft washed, so the cleaning solution does the work and the rinse runs under 500 PSI. Paint that is already failing will come off wherever it was going to come off anyway, and we will tell you if we see it.
Do you clean the gutters and soffits too?
The outside of them, yes, as part of the wash. A house with clean walls and black gutter faces still looks dirty from the street. Emptying the trough is a separate service.
What about my plants?
Beds under the work get wet down before we start, covered where it matters, and rinsed again afterwards. This is most of the reason a careful house wash takes longer than people expect.
How much does pressure washing cost in Central Indiana?
A typical 2,500 square foot house wash runs $450 to $550, and most land around $500. Our minimum service charge is $250 for most standalone jobs. Smaller homes run $250 – $399 and larger ones $500 – $900+. Concrete is $200 – $450 for 400 to 800 square feet, roof cleaning $600 – $1,500+, decks $200 – $500, fences $250 – $700+ and windows $100 – $300+ as an add on. Those are budget ranges rather than final quotes, because two houses that look alike from the road can be an hour apart in labor.
If I book more than one service, do the prices add together?
No, and that is worth knowing before you compare. The individual prices are not meant to be stacked. Once the $250 minimum is met on a visit, windows, concrete, gutters and other services can often be added for less than we would charge to come out for that one service on its own, because the setup only happens once. The estimate shows each line so you can see the difference.
