Vinyl, aluminum, brick, stucco and cedar, cleaned by chemical dwell at low pressure rather than blasted. Greenfield sits in Hancock County, and it is on our regular run, so this is not a job we drive to once a season. The estimate is free and it does not need anyone standing in the driveway.

Why we do not pressure wash siding

Vinyl laps are designed to shed water running down them. A pressure wand aimed upward drives water behind the lap and into the wall, and on older siding it will chalk, crack or unseat a panel outright. Cedar loses fiber. Stucco loses surface.

Soft washing avoids all of it. The detergent does the cleaning while low pressure water, under 500 PSI, carries it away. The house is cleaner and nothing on it moved.

Why the driveway is where the difference shows

Concrete is the one exterior surface that genuinely wants high pressure, and it is also where a rented machine gives itself away. A wand cleans in stripes, because the fan is narrow and the overlaps show up the moment the slab dries.

A rotary surface cleaner puts two jets on a spinning bar under a shroud, so a Greenfield drive comes out one even color from the garage to the street.

What is included

  • Vinyl, aluminum, brick, stucco and cedar
  • Algae, mold, mildew and organic buildup lifted, not driven in
  • Soffits, fascia, gutters, shutters and light fixtures included

What it costs in Greenfield. Around $500 for a typical 2,500 sq ft home. Ranges rather than quotes: a single story ranch and a two story with a walkout are not the same job even at the same square footage. The full guide lists every service.

Wood, and the damage that does not wash out

Weathered decking is soft. A wand at full strength on a dry board raises the grain, cuts furrows along the soft summer wood, and leaves a surface that will not take stain evenly. Short of sanding the whole deck, that is permanent.

We clean Greenfield decks with a solution and a pressure set to the board in front of us. The gray goes and the wood stays where it was.

House Washing around Greenfield

Greenfield sits in Hancock County and carries house washing, roof cleaning and concrete as standing services. When we are here we are usually also in McCordsville, Fortville and New Castle, so a job booked alongside one of those is easier to schedule and cheaper to run than a single trip.

Anything on our list that Greenfield does not have its own page for can still be done here as part of a visit. Ask when you call and the estimate will show it both ways.

Rentals, HOAs and property managers

Plenty of the work we do in Greenfield is not for the person who lives there. Rental turns, association common areas, small commercial buildings and multi property portfolios all get quoted the same way, with one point of contact and one invoice.

If that is you, say so on the first message and we will price the whole list rather than one address. There is more on the commercial page.

What we will not take on

We do not do handyman work, landscaping, painting, roof replacement or major roof repair, construction, remodeling or interior cleaning. We are an exterior cleaning company and nothing else.

We also decline any job where high pressure would create an unreasonable risk of damaging the surface, rather than doing it and hoping. A refused job is cheaper for everyone than a repaired one.

Softer surfaces we get asked about

Painted wood, stained wood, stucco, EIFS, screens and older mortar all fail under pressure long before they look clean. They are soft washed, at a pressure set to the surface rather than to the schedule, and where a surface cannot be cleaned safely at all we say so.

If you are not sure which category your Greenfield property falls into, send a photo. That is usually enough for us to tell you.

Brick holds water, and water is the problem

Masonry is porous. It absorbs water and everything that arrives with it: algae in the shade, salts pushing back out as efflorescence, soil splash from the beds, and freeze damage where trapped water expands. High pressure drives more water in and can cut a mortar joint outright.

So brick and limestone on a Greenfield property get low pressure and the right solution, and where it is worth doing, a penetrating sealer afterwards.

How a Greenfield job gets scheduled

Text or call with the address. Once you accept the estimate we put you on the calendar and stay in touch up to the day, because exterior work moves with the weather and pretending otherwise helps nobody.

Access and an outside water connection are the only two things we need from you, and neither of them requires you to take a day off.

How often this needs doing

Most Indiana homes want a wash every one to two years. Shaded elevations, anything under trees and anything near standing water grow algae faster and come round sooner than the rest of the house.

If you can see green or black shading on the siding from the Greenfield driveway, it is already due. Waiting does not save money, it just moves the job into the expensive category.

Booked with something else

The crew is already at the property with water and access, so adding a second service costs a fraction of booking it as its own visit. In Greenfield the pairings that come up most are roof cleaning, concrete & pavers.

02 / Questions

House Washing questions from Greenfield

Do you do house washing in Greenfield itself?
Yes. Greenfield is the Hancock County seat and it is on our regular run, which is why it has this page with the local price rather than a line on a list. Ask for the Greenfield schedule when you call.
How do I get a Greenfield price without a visit?
Send the address and two or three photos. Property records give us the footprint, satellite measurement gives us the roof and the drive, and the photos tell us the condition. That is usually enough for a real number the same day.
Is pressure washing going to damage my siding or roof?
It would, which is why we rarely use it. Almost everything we clean is soft washed: a cleaning solution does the work and low pressure water rinses it. A roof is cleaned at under 100 PSI, siding at under 500. Concrete is the one surface where high pressure belongs, and it goes through a rotary surface cleaner rather than a wand.
What is roof rejuvenation, and is it the same as roof cleaning?
They are different. Roof cleaning removes the black streaking, algae and moss. Rejuvenation is a treatment applied afterwards to qualifying asphalt shingle roofs, designed to restore flexibility to aging shingles and extend the roof's useful life. It is an option for a roof that is aging but not yet failing.
How often should a house be washed?
Most Indiana homes want a wash every one to two years. North facing walls, anything under trees and anything near standing water grow algae faster and come round sooner. If you can see green or black shading on the siding, it is due.
