It spreads downward with the water, which is why the streaks run in lines and why the north slope is always worse.

Left alone it holds moisture against the shingle, and the moisture is what shortens the roof's life. Moss and lichen do it faster still, because lichen roots into the granule surface.

Killing it takes a cleaning solution and dwell time. Every roof we clean in Geist is done that way, at a pressure that would not disturb a leaf.

Brick holds water, and water is the problem

Masonry is porous. It absorbs water and everything that arrives with it: algae in the shade, salts pushing back out as efflorescence, soil splash from the beds, and freeze damage where trapped water expands. High pressure drives more water in and can cut a mortar joint outright.

So brick and limestone on a Geist property get low pressure and the right solution, and where it is worth doing, a penetrating sealer afterwards.

Booking it in Geist

Send the Geist address and what needs cleaning. For most residential work we measure from property data and satellite imagery and come back with a number the same day. If the scope needs a closer look we come out, and it is free either way.

You do not need to be home. We need access to the areas being cleaned and an outside water connection, and we confirm both before the day.

How often this needs doing

Most Indiana homes want a wash every one to two years. Shaded elevations, anything under trees and anything near standing water grow algae faster and come round sooner than the rest of the house.

If you can see green or black shading on the siding from the Geist driveway, it is already due. Waiting does not save money, it just moves the job into the expensive category.

Why the estimate is free even when it needs a visit

An estimate costs us an hour. A job priced wrong costs us a day. So we would rather look properly, quote once, and be right, than guess at a number and renegotiate on your driveway.

For most Geist work we do not need to come out at all, and where we do, the visit does not put you under any obligation.

What we will not take on

We do not do handyman work, landscaping, painting, roof replacement or major roof repair, construction, remodeling or interior cleaning. We are an exterior cleaning company and nothing else.

We also decline any job where high pressure would create an unreasonable risk of damaging the surface, rather than doing it and hoping. A refused job is cheaper for everyone than a repaired one.

Spring, fall, and the weather in between

Exterior cleaning wants a day above freezing and no downpour. In Indiana that is most of the calendar from spring through late fall, with spring bookings filling first and the quietest weeks arriving late in the season.

If the Geist job is not urgent, an off peak week is easier to schedule and easier to move if the weather turns.

Softer surfaces we get asked about

Painted wood, stained wood, stucco, EIFS, screens and older mortar all fail under pressure long before they look clean. They are soft washed, at a pressure set to the surface rather than to the schedule, and where a surface cannot be cleaned safely at all we say so.
